Self-sufficient power and water
With year-round sunshine and 90 inches average annual rainfall, Dominica is the perfect climate for off-grid power and water sustainability. Our 14kw solar energy system and rainwater catchment allow complete independence from expensive utility bills.
The resort has been awarded Platinum status in TripAdvisorʼs Green Leaderʼs program.
Rainwater catchment and over 10,000 litres of water storage provides all water needs but a mains water connection is in place for backup supply. Connection to mains electricity would also be possible.
All cottages and the restaurant feature solar hot water systems.
Recently upgraded underground cabling for electricity and broadband internet runs throughout the property.
Highly desirable location
The property is located on the North of the Caribbean coast just outside of Portsmouth. Smaller and less crowded than the capital Roseau, Portsmouth is a friendly and relaxed town that is very well serviced with all amenities — shops, restaurants, bank, hospital, pharmacies and schools — all within 10 mins drive. Portsmouth fish and produce market is a well-renowned local attraction.
A high end marina development is in progress in the Portsmouth area, about 10 mins drive from the property. Due to open in 2027 this will bring an influx of international travellers to the region.
Located on the mountainside surrounded by 100’s of acres of undeveloped woodland, the location feels remote and private but is in fact situated in a vibrant local community and only a short drive from the town.
The view overlooks Cabrits National Park and Douglas Bay Marine Reserve. The walking distance beach is one of the most beautiful in the North — quiet, clean and safe for swimming with a coral reef just off shore.
Around 1 hour drive from the new international airport.
Development potential
On the borders to the south and west are vast areas of undeveloped land that could be negotiated for purchase. There is also a strip of land along the west border that could be purchased and would offer an additional private road access to the restaurant.
Planning permission has previously been granted for 3 additional cottages and a villa.
Plans have been drawn up by a surveyor for potentially subdividing a 5-acre section into 8 plots suitable for building 1 and 2 bedroom villas. These could be sold as vacation homes with a rental/management contract in place for them to be used as part of the hotel when the owners are not using them.
Initial designs have been created for a 2 bedroom villa with swimming pool at the top of the property that would captise on the best views. Plans have been created by a structural engineer to put an infinity pool surrounded by a sundeck beside the restaurant.
There is also a possibility to subdivide the 1.64 acre section that contains the restaurant and cottages in order to separate the hotel from the rest of the land for private sale and development.
